PROPERTY SEARCH AND ACQUISITION

Emma will assist you throughout the entire process of finding and securing a home.  She will help you to get to know the area and define a search area, she will research and source properties that correspond to your requirements and share her access to off market properties, she will view properties on your behalf or with you, she will help you to negotiate the best possible price and terms, provide expertise, liaison and momentum through the process to exchange and then completion.  This process can take anything from 3 months to a year, or more. During the contractual period Emma works strictly on a "no-conflict" basis, so will be conflicted from taking on any other client with a similar search remit - this means that Emma can only be retained by a small number of clients at any one time.  

 

Every search is different, but the fee for this service is in the region of a £1,500 retainer and a success fee of 1% to 1.5% of the purchase price (plus VAT).
